Everything people ask us about renting, living here and bringing a pet. Can't see yours? Ask us on WhatsApp.
Renting
What's included in the rent?
All your bills (electricity, water and gas), superspeed WiFi, Netflix, a TV licence for the TV in your living space and a monthly cleaner, plus a hotel grade mattress and your own desk space in every room. There are barbecues and outdoor furniture, and a communal garden where a home doesn't have its own.
How do I reserve a room?
Book a viewing, then reserve. If you reserve before 1 February, before tenancy agreements can be sent, we take a £150 holding fee to secure your room. It's the same flat fee for every room and home.
When do I sign my tenancy agreement?
Tenancy agreements go out digitally from 1 February, with e-signature. You have 72 hours to review and return yours, and your booking is confirmed once it's signed.
Do I always pay a holding fee?
No. The £150 holding fee only applies if you reserve before 1 February, before tenancy agreements can be sent. If you pay one, it's credited against your first rent payment. If the agreement isn't then signed and returned, the holding fee isn't refundable and the room becomes available to others.
What kind of tenancy will I have?
An assured periodic tenancy, which is a rolling contract, as the Renters' Rights Act now requires. You give two months' notice if you want to leave, and before your tenancy starts we issue a Ground 4A notice, which sets an end date so the home can be ready for the next academic year.
Is my tenancy joint with my flatmates?
No. In our shared apartments every room has its own rental agreement.
Can I pay in line with my student loan?
Yes. Rent is normally paid monthly, but if you'd like your payments to line up with your student loan, ask us and we'll arrange it.
Do I need to pay a deposit?
Yes, but not until 7 days before your check in date. Once paid, it's lodged with the TDS deposit protection scheme.
What if I'm on a joint tenancy and want to leave?
Notice on a joint tenancy applies to every tenant on it, so make sure you're all in agreement before notice is given.
Can I live with my partner?
Yes, in Pug Pad and Mutt Mansion A, B and C. In Mutt Mansion A it's the same rent for two. In Mutt Mansion B and C and Pug Pad, dual occupancy adds £10 a week to the advertised rent, a nominal charge to cover the extra bills.
Your home
Are the homes furnished?
Yes, fully. All you need to bring are your own things: pots and pans, bedding, and anything that makes it yours.
Is there parking?
From 1 August 2027, parking is included in the rent for Pug Pad and Mutt Mansion A. Extra parking may be available at £10 a week, so ask us for details.
Is there somewhere safe for my bike?
Yes. There's a bike store at the rear of the property with room for each tenant to secure their bike.
Is my room lockable?
Yes. Your bedroom door has its own turn key, handed to you at check in, and there's plenty of storage in your room. The kitchen and shared spaces have storage too, though those aren't lockable.
Will my room be cleaned?
A cleaner comes in once a month, and it's included in your rent. If you'd like your own room cleaned too, that can be arranged at extra cost.
Can I smoke?
Not inside any of our homes. You're welcome to smoke outside, as long as you dispose of your cigarettes properly.
Do I need my own TV licence?
The TV in your shared living space is covered by our TV licence. Because every room has its own agreement, if you want to watch TV in your bedroom, including streaming live TV on a laptop or phone, you'll need your own licence.
Are my belongings insured?
Contents insurance isn't included in the rent, so we advise every student to arrange their own for the length of their tenancy.
Living here
How far is it to uni?
The University of Lincoln's Brayford campus is a six minute walk, Bishop Grosseteste is 30 minutes on foot, and Riseholme campus is an eight minute drive.
Is it safe?
Yes. All our previous tenants have told us they felt safe. All our homes are on a well lit main road, with no back street or dark passage to walk down. There's CCTV, sensor triggered flood lights, key card entry on the front door and a turn key lock on every bedroom door.
Who do I call if something breaks?
Us. You'll have your landlord's mobile number and a direct point of contact in our team. Repairs are handled by our own build and interiors company, The Collective Design & Build, so they're done in house and quickly.
How does move in work?
A month before, we send you an e-folder with some basic admin (Right to Rent paperwork and tenant information) and a welcome letter confirming your check in date and time. A week before, we text to confirm it and that your deposit has arrived. On the day, Scarlett or Helen (or both!) check you in personally.
Pets
Can I bring my pet?
Yes, whether it's a therapy pet or a cuddle companion. Any pet has to be agreed with us first, everyone you live with has to agree too, and you'll sign a pet friendly agreement alongside your tenancy.
What if I'm not a pet person?
You won't be living with noise, smells or mess. We have an open door policy and invite honesty and conversation, so if a pet is causing a nuisance, we have a sensible conversation with the owner and agree measures to put it right within a set time. If that doesn't happen, we ask that the pet is rehomed until the behaviour is sorted, and it only comes back once we're confident it is. And at the end of every tenancy there's a hand over and sparkle clean, with our in-house team checking that no smells, scratches or traces are left behind.
Be first through the door.
We're fully reserved for 2027-28, but things do change. Join the waiting list and you'll be the first we contact. Or ask us anything: you'll be talking to the family who own the homes.
